Florida Club Condominium Association, Inc. Important Notice to Unit Owners Re: Association Emergency Planning for
natural events including, storms, hurricanes, tornadoes, thunder, lightning, windstorms, fire or flooding. May 9, 2007 One
of the basic functions of our Association is the protection of the property through the process of planning for emergencies,
or problems that occur from natural events. Planning for emergencies is first recognizing that an emergency may occur,
having a planned response, and recovering from any type of emergency. The possible emergencies we are concerned
with presently is particular natural events that could occur in respects to our location including storms, hurricanes, tornadoes,
thunder, lightning, windstorms, fire or flooding. Please review the following: A Unit
Owner or occupant who plans to be absent during the hurricane season (June 1 through November) must prepare his Unit prior
to his departure by designating a responsible firm or individual to care for his Unit should a hurricane threaten the Unit
or should the Unit suffer hurricane damage, and furnishing the Association with the name(s) of such firm or individual.
BEFORE THE STORM When a tropical storm
or hurricane watch is issued all residents/units will be required to move all personal property from their patios/balconies,
inside their unit, including their entrance doormats and also bicycles stored in the gated areas. When a tropical
storm or hurricane watch is issued (depending on the strength and location of the storm) management may find it necessary
to notify residents to remove personal items from patio/balcony and breezeway. Units with personal
property left remaining on the patios or balconies are subject to fining. AFTER
THE STORM
After the storm passes, or the threat of any storm is lifted, residents
may return outdoor personal property to the patio/balcony. The management office should reopen at the regularly scheduled
time, as soon as the storm has passed and provided it is safe to do so. Please do not be alarmed if the management
office is unable to open at the regularly scheduled time. (Power outages and unclear roadways may hinder the management team
from arriving as planned.) ASSOCIATION MANAGEMENT OFFICE LOCATION CHANGEIf an emergency
should cause an interruption of business for the Association at the Florida Club Management Office our management will continue
to work on behalf of the Association at a temporary location. This temporary location will be used to conduct
Association business until the time the management team can safely return to the office, and the office is fit for operating
a business. Owners and Residents may use the emergency number to contact Florida Club Management, Board Members
or Maintenance at (904) 315-9206, at any time. If communication is temporarily lost and you cannot
reach Florida Club Management, Board Members or Maintenance please be assured that all members of your emergency team are
working on behalf of the Association, to the best of their ability. In devastating circumstances it may take some
time to restore power and/or water, for contractors to respond by clearing trees and debris, for insurance providers to visit
the property, temporary loss of use in regards to Billiards Room, Fitness Center and Pool may occur, mail dilemmas, and in
extreme cases having no access to your unit or the property. Management will contact all unit owners in
the unusual event that the Association Management office has to close for an extended period of time. Management will
also inform unit owners of any information regarding the Florida Club Condominiums as soon as it becomes available.
In the event the office is temporarily closed Unit Owners should continue to mail their Association Dues, unless notified
by the Association otherwise, to the Florida Club Condominium Association, Inc, 500 Florida Club Blvd, St. Augustine, FL 32084,
as all mail will be forwarded to the temporary location. (Please mail, do not use the Florida Club Association Dues
