January: 2nd floor staircases (pan replacement) (Hand Rails replaced as necessary/needed)
March/April: (Following Stair/Pan Replacement) Roof/tile clean & Gutters (specific buildings) & Exterior Pressure Wash of All Buildings
February & July:  Palm Trees Trimmed
March:  Termite Inspection & Treatment
April/May: Complimentary Smoke Battery Change (by request only)
June:  Large/oversized trees trimmed
July:  Annual Building & Property Inspection (for the 2011 Budget, maintenance scheduling)
August:  Garage Inspections (60)
Dry Season:  Pool Marcite & Tile Replacement
October:  Fire Extinguisher Inspection
November: Wayne Fire Sprinkler Inspection: (hydrants, backflows, pull stations etc.)
Monthly:  All Fire Safety Lights & Entire fire safety system
Monthly:  Pressure Rinse Breezeways & Amenities
Monthly:  Lighting/Electrical Inspection

*Not all maintenance items are listed including landscaping, pool/spa & amenities, pest control, parking inspections, garbage pickup, and any daily maintenance, etc.
